2020 Sales Shatter Records

The Covid pandemic had an unexpected effect on real estate sales in 2020, contributing to 116 new contracts and reservations, a nearly three-fold increase over 2019. Fifty-two of the transactions were developer-owned lots, and 64 were resales of homes, lots and Sunday House shares.

According to Boot Ranch Realty broker Sean Gioffre, “Buyers throughout Texas came seeking a second home they could drive to rather than fly. Other buyers accelerated ‘some day’ plans to sell their homes in major cities in favor of full-time Hill Country living.”

Mark Yarborough, the director of sales, said that all newly developed Sunday House shares sold out during the year, as did the 10 Metzger Park Cabins along the Putting Park, and all remaining homesites in the Overlook Cabins neighborhood.

At year end, available Phase 1 lot inventory included 2 developer-owned lots near Hole 18, 3 Metzger Park lots owned by Big Sky Builders, and 8 resale lots. About two dozen ready-to-build lots are available in Nordenhill, and another dozen available lots are under development. Prices range from the $400,000s to $1.875 million.

For 2021, Yarborough said that the TIPLER team is finalizing new home plans for Spicewood Trail in Nordenhill. Several builders have showcase homes under construction. Plans are also on the drawing board for the start of amenity development in Nordenhill, and new homesites approaching Longhorn Lake.

Welcome to the Fiberhood

The last barrier to Boot Ranch being the perfect place to live or work will soon be overcome. By the early 2023, every property within Boot Ranch will have access to high-speed (1 Gbps) fiber-optic internet service. The cost of internet service will be around $50 a month for homeowners, with the option to add TV entertainment and VoIP phone service if desired.

 

After three years of due diligence and negotiations, Boot Ranch Holdings, LLC (the Developer) entered into a contract with Clarus Broadband to build the community fiber network and connect with its data center. The Developer will cover the network costs to serve lots it has developed in Metzger Park, Nordenhill and all Club facilities.

 

Phase 1 lot owners and Sunday House owners recently voted to extend the network to their properties by paying their pro-rata share of network installation. The system will be owned by the Property Owner’s Association, giving the community freedom to select from competitive service providers if desired over time. The fiber optic system is expected to serve Boot Ranch well into the future, enabling far more efficient use of technology for the Club operations and providing the bandwidth members desire for streaming services and business needs.

Course is Audubon Sanctuary

The Boot Ranch Golf Course has retained its designation as a “Certified Audubon Cooperative Sanctuary” through the Audubon Cooperative Sanctuary Program for Golf Courses, an Audubon International program. Participation is designed to help course personnel plan, organize, implement, and document a comprehensive environmental management program and receive recognition for their efforts. To reach certification, a course must demonstrate that they are maintaining a high degree of environmental quality in a number of areas including: Environmental Planning, Wildlife & Habitat Management, Outreach and Education, Chemical Use Reduction and Safety, Water Conservation, and Water Quality Management.

“Boot Ranch has shown a strong commitment to its environmental program. They are to be commended for their efforts to provide a sanctuary for wildlife on the golf course property,” said Christine Kane, CEO at Audubon International. 

Boot Ranch is one of over 900 courses in the world to hold the honor. Golf courses from the United States, Africa, Australia, Central America, Europe, South America, and Southeast Asia have also achieved certification in the program. The golf course was designated as a Certified Audubon Cooperative Sanctuary in 2011. After designation, courses go through a recertification process every three years.

Getting Boot Ranch Strong

The new fitness center at Boot Ranch, FIT, is a gathering spot for members seeking to achieve and maintain optimal fitness. The expansive 3,700-square-foot facility offers cardio and strength equipment, personal training and nutrition counseling. Group fitness classes are offered daily, ranging from yoga and Pilates to circuit training and TRX. Members can enjoy spectacular Hill Country views while training on premium-quality equipment from LifeFitness.

FIT is located at the Ranch Club, adjacent to the open-air pavilion, pool, basketball and tennis courts, and a short walk from the Putting Park and sports field. Boot Ranch sets the standard for providing its members with healthy and engaging opportunities for an active, balanced lifestyle. The addition of FIT adds to the legendary recreation offerings the community is known for.
